Keys to Long Lasting Health – How to Maintain an Excellent Health? New Tips

We know that good health is directly linked to healthy food and exercise. We know a lot about vitamins, minerals and alkaline food. However, we need to know the main keys for permanent health. This article is about some inside tips for your health. It is not enough to know about healthy food or exercise. It is not adequate to focus on your body and forget about other aspects.Health is about the combination of all important factors. It is about the Holistic Approach. Our health is enhanced by the connection of our mind and body.Add to this your emotions.Good health is= Mind+body+emotions. And even knowing this formula is not enough. Why?Because there are many variables & secrets within these 3 main factors. We have to know about those secrets of: exercise, food and emotions.Let us examine and explain some secrets about main factors for better health.Main Causes for Long Lasting Health:A-Physical Exercise:The benefits are well known, but do we know how to exercise?Any physical movement is no doubt good for your health, but you need to know the best way for exercise. Here are some exercise tips:1-Exercise for at Least Continuous 30 Minutes. The brain starts releasing endorphins only after 30 minutes of uninterrupted exercise. You need endorphins for your mood and emotional health. Also you need it for your muscles and heart.2-Do Not Over Exercise: Start slowly and gradually. If you want to run 5 miles/day, start gradually, say at first 2 miles/day, and gradually increase it. Over training can cause the heart to enlarge to an abnormal size which can cause future problems.3-After Exercising, Drink Only Warm Liquids. Cold drinks immediately after exercise can cause body temperature to drop too quickly. This can lower your immune system and cause flu. The Chinese are known for drinking warm water even during hot weather so as to maintain their energy level.4-Take at Least One Day off/Week: As your body needs exercise for better health, it also needs rest.B-Healthy Food:We know about healthy food such as: fruits, vegetables, yogurt, nuts & beans. Those foods are alkaline and very good for the heart and the blood. They are full of nutrients, vitamins & minerals. However, we need to know how to eat them without health problems. Here are some eating tips:1-Do Not Eat Fruits With Any Other Type of Food. If you do, that food will ferment, and you lose all of its healthy ingredients plus some stomach discomfort which will drain your energy. Eat fruit only 30 minutes before, or at least 2 hours after any meal.2-Do Not Eat Meat With Rice or With Any Starchy Food. This will create indigestion and destroys the ingredients. Meat with beans or wheat products is good.3-Stay Away From Sugar and Desserts: sugar will feed cancer cells that are dormant in our body. Sugar also lowers the immune system and makes you vulnerable to all kinds of coughs and colds.4-Do Not Eat Anything While You Are Angry or Under Strong Negative Emotion. That food would become toxins in your body and very likely you would develop either diabetes or high blood pressure or high cholesterol. Under negative emotions or stress, your body releases Cortisol which is called the Stress-Hormone. Cortisol weakens your main organs such as the kidney, heart or lungs.C- Your Lifestyle:If you exercise well and eat healthy food, does that guarantee good health? No.Because if you have some bad habits, those habits can damage the good effects of exercise & healthy food. For example, if you smoke 2 packets of cigarettes/day, the nicotine level in your blood would damage your arteries and heart even with good exercise.Another harmful addiction is drugs. Drugs like cocaine and marijuana can damage brain cells, according to many scientific studies.Your lifestyle has to match your health. You have to do what is congruent-not against- your healthy habits. Some tips for a healthy lifestyle:1-Go Outdoor: staying too much indoor can promote depression, according to some studies.2-The Sun: you need to expose yourself to the sun for at least 10 minutes/day. Not only the sun is good for your body and bones because of vitamin D, but it is more important for your mood. The sun is very good for fighting depression. The sun releases rays that are very useful for the hormones. Hormone balance is much more important than vitamins & minerals.3-Relaxation Techniques: Yoga, meditation and self- hypnosis are all essential for your mental and body relaxation. If you live in a big city where life is fast-paced, you will need to slow down your brainwaves. These tools can become as important as a necessity. Half an hour of daily Yoga or 1 hour of Chi Kong/day can make a significant difference on your health. My personal experience with Chi Kong taught me that 1 hour/day can increase your energy and boost your health by quantum leaps. Chi Kong will make you healthy physically, mentally and emotionally. The secret is to reach that one hour mark. You can reach it gradually within a month of practice.4-Adopt Positive Attitudes & Gratitude: Good health has to mix up with good emotions like gratitude. Positive emotions like gratitude or faith can boost your energy and strengthen your body organs.A Classic Example: Yesterday, George Bush reached his 90-year-old mark. It was his 90th birthday. In spite of his old age, he is still in good health. He took good care of his body throughout his life journey. He used to run on a daily basis. He kept his mind active. To show his good health, and to celebrate his 90th birthday, he jumped out of a helicopter and parachuted to the ground, yesterday.I guess not many people can do that even at an earlier age.Jon Meacham, a Pulitzer Prize-winning author, said this about G. Bush “He had a remarkable great run of good health and good family and good friends,” he said. “So I know his chief view of life at 90 is one of immense gratitude. He’s very grateful for his parents, he’s grateful for Barbara, he’s grateful for his kids. He knows he’s one of the luckiest guys who ever lived, really.”You too can become similar to George Bush. You can enjoy good health for a long time if you take good care of your body, mind and emotions. Finally: There are many other tips and secrets for good health, but these are among the best.I will focus on other tips and secrets in other articles.

Alternative Financing

Alternative bank financing has significantly increased since 2008. In contrast to bank lenders, alternative lenders typically place greater importance on a business’ growth potential, future revenues, and asset values rather than its historic profitability, balance sheet strength, or creditworthiness.Alternative lending rates can be higher than traditional bank loans. However, the higher cost of funding may often be an acceptable or sole alternative in the absence of traditional financing. What follows is a rough sketch of the alternative lending landscape.Factoring is the financing of account receivables. Factors are more focused on the receivables/collateral rather than the strength of the balance sheet. Factors lend funds up to a maximum of 80% of receivable value. Foreign receivables are generally excluded, as are stale receivables. Receivables older than 30 days and any receivable concentrations are usually discounted greater than 80%. Factors usually manage the bookkeeping and collections of receivables. Factors usually charge a fee plus interest.Asset-Based Lending is the financing of assets such as inventory, equipment, machinery, real estate, and certain intangibles. Asset-based lenders will generally lend no greater than 70% of the assets’ value. Asset-based loans may be term or bridge loans. Asset-based lenders usually charge a closing fee and interest. Appraisal fees are required to establish the value of the asset(s).Sale & Lease-Back Financing. This method of financing involves the simultaneous selling of real estate or equipment at a market value usually established by an appraisal and leasing the asset back at a market rate for 10 to 25 years. Financing is offset by a lease payment. Additionally, a tax liability may have to be recognized on the sale transaction.Purchase Order Trade Financing is a fee-based, short-term loan. If the manufacturer’s credit is acceptable, the purchase order (PO) lender issues a Letter of Credit to the manufacturer guaranteeing payment for products meeting pre-established standards. Once the products are inspected they are shipped to the customer (often manufacturing facilities are overseas), and an invoice generated. At this point, the bank or other source of funds pays the PO lender for the funds advanced. Once the PO lender receives payment, it subtracts its fee and remits the balance to the business. PO financing can be a cost-effective alternative to maintaining inventory.Non-Bank FinancingCash flow financing is generally accessed by very small businesses that do not accept credit cards. The lenders utilize software to review online sales, banking transactions, bidding histories, shipping information, customer social media comments/ratings, and even restaurant health scores, when applicable. These metrics provide data evidencing consistent sale quantities, revenues, and quality. Loans are usually short-term and for small amounts. Annual effective interest rates can be hefty. However, loans can be funded within a day or two.Merchant Cash Advances are based on credit/debit card and electronic payment-related revenue streams. Advances may be secured against cash or future credit card sales and typically do not require personal guarantees, liens, or collateral. Advances have no fixed payment schedule, and no business-use restrictions. Funds can be used for the purchase of new equipment, inventory, expansion, remodeling, payoff of debt or taxes, and emergency funding. Generally, restaurants and other retailers that do not have sales invoices utilize this form of financing. Annual interest rates can be onerous.Nonbank Loans may be offered by finance companies or private lenders. Repayment terms may be based on a fixed amount and a percentage of cash flows in addition to a share of equity in the form of warrants. Generally, all terms are negotiated. Annual rates are usually significantly higher than traditional bank financing.Community Development Financial Institutions (CDFIs) usually lend to micro and other non-creditworthy businesses. CDFIs can be likened to small community banks. CDFI financing is usually for small amounts and rates are higher than traditional loans.Peer-to-Peer Lending/Investing, also known as social lending, is direct financing from investors, often accessed by new businesses. This form of lending/investing has grown as a direct result of the 2008 financial crisis and the resultant tightening of bank credit. Advances in online technology have facilitated its growth. Due to the absence of a financial intermediary, peer-to-peer lending/investing rates are generally lower than traditional financing sources. Peer-to-Peer lending/investing can be direct (a business receives funding from one lender) or indirect (several lenders pool funds).Direct lending has the advantage of allowing the lender and investor to develop a relationship. The investing decision is generally based on a business’ credit rating, and business plan. Indirect lending is generally based on a business’ credit rating. Indirect lending distributes risk among lenders in the pool.Non-bank lenders offer greater flexibility in evaluating collateral and cash flow. They may have a greater risk appetite and facilitate inherently riskier loans. Typically, non-bank lenders do not hold depository accounts. Non-bank lenders may not be as well known as their big-bank counterparts. To ensure that you are dealing with a reputable lender, be sure to research thoroughly the lender.Despite the advantage that banks and credit unions have in the form of low cost of capital – almost 0% from customer deposits – alternative forms of financing have grown to fill the demand of small and mid-sized businesses in the last several years. This growth is certain to continue as alternative financing becomes more competitive, given the decreasing trend seen in these lenders’ cost of capital.

What Is the Relevance of Technology?

“Technology in the long-run is irrelevant”. That is what a customer of mine told me when I made a presentation to him about a new product. I had been talking about the product’s features and benefits and listed “state-of-the-art technology” or something to that effect, as one of them. That is when he made his statement. I realized later that he was correct, at least within the context of how I used “Technology” in my presentation. But I began thinking about whether he could be right in other contexts as well. What is Technology?Merriam-Webster defines it as:1a: the practical application of knowledge especially in a particular area: engineering 2 b: a capability given by the practical application of knowledge 2: a manner of accomplishing a task especially using technical processes, methods, or knowledge 3: the specialized aspects of a particular field of endeavor Wikipedia defines it as:Technology (from Greek τέχνη, techne, “art, skill, cunning of hand”; and -λογία, -logia[1]) is the making, modification, usage, and knowledge of tools, machines, techniques, crafts, systems, and methods of organization, in order to solve a problem, improve a preexisting solution to a problem, achieve a goal, handle an applied input/output relation or perform a specific function. It can also refer to the collection of such tools, including machinery, modifications, arrangements and procedures. Technologies significantly affect human as well as other animal species’ ability to control and adapt to their natural environments. The term can either be applied generally or to specific areas: examples include construction technology, medical technology, and information technology. Both definitions revolve around the same thing – application and usage.Technology is an enablerMany people mistakenly believe it is technology which drives innovation. Yet from the definitions above, that is clearly not the case. It is opportunity which defines innovation and technology which enables innovation. Think of the classic “Build a better mousetrap” example taught in most business schools. You might have the technology to build a better mousetrap, but if you have no mice or the old mousetrap works well, there is no opportunity and then the technology to build a better one becomes irrelevant. On the other hand, if you are overrun with mice then the opportunity exists to innovate a product using your technology.Another example, one with which I am intimately familiar, are consumer electronics startup companies. I’ve been associated with both those that succeeded and those that failed. Each possessed unique leading edge technologies. The difference was opportunity. Those that failed could not find the opportunity to develop a meaningful innovation using their technology. In fact to survive, these companies had to morph oftentimes into something totally different and if they were lucky they could take advantage of derivatives of their original technology. More often than not, the original technology wound up in the scrap heap. Technology, thus, is an enabler whose ultimate value proposition is to make improvements to our lives. In order to be relevant, it needs to be used to create innovations that are driven by opportunity.Technology as a competitive advantage? Many companies list a technology as one of their competitive advantages. Is this valid? In some cases yes, but In most cases no.Technology develops along two paths – an evolutionary path and a revolutionary path.A revolutionary technology is one which enables new industries or enables solutions to problems that were previously not possible. Semiconductor technology is a good example. Not only did it spawn new industries and products, but it spawned other revolutionary technologies – transistor technology, integrated circuit technology, microprocessor technology. All which provide many of the products and services we consume today. But is semiconductor technology a competitive advantage? Looking at the number of semiconductor companies that exist today (with new ones forming every day), I’d say not. How about microprocessor technology? Again, no. Lots of microprocessor companies out there. How about quad core microprocessor technology? Not as many companies, but you have Intel, AMD, ARM, and a host of companies building custom quad core processors (Apple, Samsung, Qualcomm, etc). So again, not much of a competitive advantage. Competition from competing technologies and easy access to IP mitigates the perceived competitive advantage of any particular technology. Android vs iOS is a good example of how this works. Both operating systems are derivatives of UNIX. Apple used their technology to introduce iOS and gained an early market advantage. However, Google, utilizing their variant of Unix (a competing technology), caught up relatively quickly. The reasons for this lie not in the underlying technology, but in how the products made possible by those technologies were brought to market (free vs. walled garden, etc.) and the differences in the strategic visions of each company.Evolutionary technology is one which incrementally builds upon the base revolutionary technology. But by it’s very nature, the incremental change is easier for a competitor to match or leapfrog. Take for example wireless cellphone technology. Company V introduced 4G products prior to Company A and while it may have had a short term advantage, as soon as Company A introduced their 4G products, the advantage due to technology disappeared. The consumer went back to choosing Company A or Company V based on price, service, coverage, whatever, but not based on technology. Thus technology might have been relevant in the short term, but in the long term, became irrelevant. In today’s world, technologies tend to quickly become commoditized, and within any particular technology lies the seeds of its own death.Technology’s RelevanceThis article was written from the prospective of an end customer. From a developer/designer standpoint things get murkier. The further one is removed from the technology, the less relevant it becomes. To a developer, the technology can look like a product. An enabling product, but a product nonetheless, and thus it is highly relevant. Bose uses a proprietary signal processing technology to enable products that meet a set of market requirements and thus the technology and what it enables is relevant to them. Their customers are more concerned with how it sounds, what’s the price, what’s the quality, etc., and not so much with how it is achieved, thus the technology used is much less relevant to them.Recently, I was involved in a discussion on Google+ about the new Motorola X phone. A lot of the people on those posts slammed the phone for various reasons – price, locked boot loader, etc. There were also plenty of knocks on the fact that it didn’t have a quad-core processor like the S4 or HTC One which were priced similarly. What they failed to grasp is that whether the manufacturer used 1, 2, 4, or 8 cores in the end makes no difference as long as the phone can deliver a competitive (or even best of class) feature set, functionality, price, and user experience. The iPhone is one of the most successful phones ever produced, and yet it runs on a dual-core processor. It still delivers one of the best user experiences on the market. The features that are enabled by the technology are what are relevant to the consumer, not the technology itself. The relevance of technology therefore, is as an enabler, not as a product feature or a competitive advantage, or any myriad of other things – an enabler. Looking at the Android operating system, it is an impressive piece of software technology, and yet Google gives it away. Why? Because standalone, it does nothing for Google. Giving it away allows other companies to use their expertise to build products and services which then act as enablers for Google’s products and services. To Google, that’s where the real value is.The possession of or access to a technology is only important for what it enables you to do – create innovations which solve problems. That is the real relevance of technology.

An Interview With Techno-romantic Thriller Author Denise Robbins on Merging Technology and Fiction

Denise Robbins, a software engineering manager by day, integrates her knowledge of computers and technology into all her techno-romantic thriller novels. Her published works include It Happens in Threes and Killer Bunny Hill with Connect the Dots and Never Tempt Danger scheduled for release in 2010.I saw down with Denise and asked about the unique combination of technology and fiction.Your computer background has obviously been a big factor in the plots of your books. How did you become interested in technology?
It all started when I was a kid. In elementary school we went on a field trip to an electronics shop. In there, we saw all kinds of cool gadgets like small calculators, electronic games, and then… a computer. Holy cow! I could play chess on the computer.About that same time, my dad brought home a modem. I’m not talking the modems you pick up today that fit in the palm of your hand, we’re talking a behemoth of a machine that looked like a typewriter with a phone coupler attached to it.Some readers may not understand the significance of computers in fighting crime. Explain how important an understanding of new technologies can be in staying ahead of the bad guy.
Computers are used a great deal more than people think in regards to fighting crime. One simple example is the FBI’s website that gives the public information on some of the criminals they are searching for. This website not only informs the public, but now there are large numbers of people on the lookout for the ‘bad guys.’Local police departments have computers in every patrol car, which can be used in different scenarios. Remember the last time you were pulled over? The police officer can put your license plate into the computer and check if the car was stolen, your driving record, or even your car registration. A police officer making a routine stop may not seem like any big deal or use for computer technology, but what you may not realize is that the same computer that told the officer the car was stolen, can also provide arrest and warrant information. Information attained via the computer by the officer makes him/her more capable of making the right decision of how to approach the situation.Computers also give law enforcement the resources and technology needed to keep up with modern day criminals in the cyber world. Some criminals steal people’s identities or purchase goods with someone else’s credit cards over the Internet. Internet felons commit all sorts of crimes such as downloading child pornography, even trying to convince minors to meet them somewhere, which could result in abduction. Without computers, it would be nearly impossible to catch felons of this nature. Through computers law enforcement agencies can watch these actions and make the web safer.Because of computers and instant access to large amounts of information, law enforcement agents have the power to turn a possible dangerous situation into a much safer one sooner rather than later.Explain a little about nanotechnology and its current uses.
Nanotechnology is a technology based on the manipulation of individual atoms and molecules to build structures to complex, atomic specifications. The nanoscale is about a thousand times smaller than micro that is, about 1/80,000 of the diameter of a human hair.Items already available in the marketplace include: burn and wound dressings, water filtration, dental-bonding agent, coatings for easier cleaning glass, bumpers and catalytic converters on cars, protective and glare-reducing coatings for eyeglasses and cars, sunscreens and cosmetics, stain-free clothing and mattresses, ink, longer-lasting tennis balls, and lightweight and stronger tennis rackets.A ski jacket produced by Franz Ziener GmbH&Co is based on nanotechnology. The windproof and waterproof properties are not obtained by a surface coating of the jacket but by the use of nanofibres. The company InMat makes long-lasting tennis-balls by coating the inner core with clay polymer nanocomposites. These tennis-balls have twice the lifetime of conventional balls. What do you see happening with nanotechnology in the future?
Today, we have just scratched the surface on what nanotechnology will do for us. There are many nanotechnology applications in research and development. In the field of medicine, there will be Qdots that identify the location of cancer cells in the body and Nanoparticles that deliver chemotherapy drugs directly to cancer cells to minimize damage to healthy cells. Can you imagine not having to expose the entire body to chemotherapy but only the part that requires the treatment?Nanotechnology is huge in the science and technology area as well, in particular, manmade diamonds. In recent years, there has been research into producing manmade diamonds, no, not cubic zirconia, but “real” diamonds grown in a lab and not in nature. Manmade diamonds is a huge breakthrough that will only get bigger. The diamond has the largest thermal conductivity of any material. With every improvement in computer chip technology, the machines get faster and hotter. At some point the chips and computer insides will melt. Diamonds are the answer for faster computers without the heat factor. For the same thermal conductivity reason, manmade diamonds could help make lasers of extreme power. The material could allow a cell phone to fit into a watch and iPods to store 10,000 movies, not just 10,000 songs.I could go on, but you get the idea. Nanotechnology is the next great wave and I’m hoping it hits soon. What are some of the challenges in blending cutting-edge technology with fiction?
The challenge in creating techno-fiction is knowing how to keep the story moving at the same time giving enough of a visual picture of the technology so the reader understands without dumping boring information on top of their head.It seems like the field of technology is more of a man’s world. How did you end up in the field and why do you think there aren’t more women involved?I think since my dad was in technology, not the same as I am involved today, I was destined for computers.Taking a job with a government contractor for the Department of Defense hooked me on technology. I was part of a team that built software for use in military medical facilities. It was when I taught computer programs and programming to adults that I found my love for all that ‘geeky’ computer stuff. There is nothing like watching the spark in somebody’s eyes as the light bulb goes on inside their head after they have learned to write code and see the result. Why there are not more women in science and technology is a question that has been asked quite a lot in recent years. One simple answer is how parents and teachers present information technology professions and other occupations to their daughters and students. It is about encouraging and providing role models.
Another explanation for the lack of women in information technology careers is misconception and preference. Why do I say that as if they are com-mingled? Many people believe working in IT is solitary. They imagine someone sitting in front of a computer eight hours or more a day with no one to talk with. Ask any of the engineers that work for and with me and they will let you know that is not the case.In general, women prefer to work with people while men prefer to work with things. With the solitary misconception out there, many women are choosing other careers.Do you have a lot of male readers because of your interesting plots? How do you draw them in?
To be honest, I am not certain that I have too many male readers yet, but I have a few and I want more. I think once the guys know that my novels are based on interesting and real technology, have suspense and mystery woven in with action and adventure that they will want to read them. All it takes is a few good men… to spread the word. While my novels are fiction, when my hero or heroine is shooting a weapon, all readers should know that I have done the research and had the experience several times. My first time shooting anything, but a shotgun at skeet (of which I am a very good shot), was when I wrote It Happens in Threes. I had to know what it felt like. I contacted a friend who taught me all the various right and wrongs and who enjoyed seeing me struggle filling a clip and always forgetting to take the safety off.Right now, my attempt at “drawing them in” is to give a guy I see a copy of the book, ask him to read it, and let me know what he thinks. So far, the response has been positive. The other little tidbit that helps draw the men in as that I have other men review and edit my novels for the male perspective. It always helps me when Steve or David say, “No guy would say that.” Then they wrinkle their noses and slash away at my work. I am very grateful. I also have friends who are former military and they correct some of my ideas as well. How do you handle the fine line between giving too much technological information and making the story flow?
This is an excellent question. Computer stuff can be very dry and boring, take it from me. What I do is take technology and introduce the readers to it in small pieces, like breadcrumbs of information, so that technology is part of the mystery or part of the solution in the puzzle. I take the technology and break it down so my characters show you just enough to make you understand, and at the same time get curious. Wait until you find out about nanotechnology in Killer Bunny Hill. I’ll give you a hint – Diamonds aren’t just a girl’s best friend.Where do you come up with your story ideas?
My story ideas come from various places and most the time it is just a matter of sitting down with pen and paper and asking myself about the particular characters I have just identified in my mind. Sometimes, as in the case of my second novel Killer Bunny Hill, the seed for novel will just hit me while flying across the country on a plane. In the case of my fourth novel Never Tempt Danger, the idea came from a dream. Those are just the beginnings, now I have to construct a story line and that takes a little more effort.Sometimes I take from my own experiences with technology, but that is still limited in scope. So what do I do? Well, here is my answer.I did some research once for work when I accidentally ran across an article on ‘manmade diamonds’ and using them as computer chips. As I continued to read the story, I found out about an organization known as DARPA, Defense Advanced Research Projects Agency. This agency is the central research and development office for the Department of Defense. They fund all kinds of technology research in order to keep our military technologically superior and in turn keep us safe and military personnel safe. Cool stuff! Thanks for taking the time to talk with me today, Denise!

What is a Therapeutic Community?

I was a staff member at the Ovis Farm Project in Devon, England, for three years. The Project is run on the Therapeutic Community model. The Therapeutic Community is a self help approach to treatment for people with addiction and related problems. It is a drug-free environment in which people recovering from drug and alcohol addiction are able to live together in an organized and structured way. The aim is to promote change and make possible a drug-free life in the community when they move on.1. The values of a Therapeutic CommunityThe Therapeutic Community believes that people can change and creates an environment that helps to facilitate change. The Therapeutic Community allows a person to grow by fostering an environment where people are valued and accepted.A strong sense of belonging to a nurturing community in an atmosphere of trust and security, is a central tenet of the therapeutic community. Members of the therapeutic community need to take responsibility for themselves, others and their environment.Members of the community must be positively motivated to change, and to accept the communitrules.
These rules uphold the values and norms of the community, which are a reflection
of those held by society.Therapeutic Community principles can be applied to the therapeutic care of a wide range of people2. The Physical Environment of a TCSome Therapeutic Communities operate in closed systems like a prison or, say, a nursing home for people recovering from mental illnesses. The residents of these, and similar institutions, may not have a say in whether they enter in institution, but they are generally able to volunteer for the Therapeutic Community. In a prison that operates this model, a separate wing may be used.Therapeutic Communities operate in purpose-built structures, as well as a range of converted buildings such as schools, churches, or a farm. The size, grounds and design of facilities also vary, but are generally adapted to the types of educational and vocational training offered by the Therapeutic Community. At Ovis Farm the residents were able to work with the farm manager on the work element of the programme. This probably represented one day each week. In its way, it was a unique feature that this project could offer because of its location. The residential capacity of a Therapeutic Community program commonly ranges from 50 – 150 residents. An ideal size is often described to be in the range of 80 – 120 residents. This suits big institutions but in recent years the Therapeutic Community model has been applied to smaller groups, like Ovis Farm, of maybe a dozen residents.Therapeutic communities are generally open environments where residents choose voluntarily to live for a period of 6 to 12 months, and in some cases, longer. Although strict limits are placed on residents’ comings and goings, residents who comply with all house rules and programme requirements may gradually earn privileges to leave the facility through day, overnight or weekend passes, particularly to visit parents, partners or children. The key interior spaces in a Therapeutic Community consist of areas where the operational, educational, and therapeutic activities of the program are held. Common spaces include lounges, training rooms, the dining room, and kitchen. Private spaces include administrative offices and conference rooms. The residents have their own private rooms, and some staff may live on site.3. The Social EnvironmentResidents take on more responsibility as they learn the concepts of the Therapeutic Community and are able to help fellow residents. It is their understanding and application of the Therapeutic Community concepts that gives a resident more responsibility, not the length of their residency. In this way, the group or peer dynamic is a persuasive influence on residents’ desire to become more responsible and accountable.Residents take on supervisory responsibility in the different departments in the community. For example, one may oversee the kitchens to ensure that the necessary provisions are ordered each week to fill the menu requirements. They would also ensure that the hygiene standards are met, and to help others prepare meals for the community. Another resident may look after the grounds or maintenance work.4. Resident ProfileMost residents of Therapeutic Communities are considered to have hit ‘rock bottom’ whether they voluntarily enter a community or arrive through the criminal justice system. Many residents have been drug addicted for years and have a history of criminal activity or other legal problems. Although many residents arrive with a host of health related problems, most Therapeutic Communities stipulate that residents must be healthy enough to undertake physical labour and participate in training programmes and other group-related activities. The admission process for Therapeutic Community residents should be rigorous. It typically involves an initial visit or phone call, admission to a waiting list, an orientation process, one or more intake interviews, and in many cases, medical, legal and psychological assessments, and consent to treatment. A thorough initial assessment may help reduce the drop out rate which is most critical during the first 30 days.5. Staff ProfileStaff participate as members of the community. Staff often share everyday tasks with the residents, as well as facilitate group meetings and one to one sessions. Staff are able to express their own reactions to events and situations, and accept challenge or criticism from residents. Many staff members in the smaller communities may have been former residents. In this way the traditional ‘them and us’ split between professionals and service users is broken down. This helps to develop a sense of trust and intimacy enabling residents to experience different relationships with authority or parental figures. Staff and senior residents are also able to act as role models, by being open and honest. This carries the risk of staff becoming over-involved, which makes staff supervision essential in this way of working.6. Education and TrainingThe elements of treatment at the Therapeutic Community typically include addiction treatment, education, primary medical and dental care, vocational skills training (e.g. cooking skills, carpentry, general maintenance, and computer skills), on- and off-site job placement, and in rare cases, on-site resident-run businesses. Christian run Therapeutic Communities will give some opportunity for residents to address their spiritual needs but will not insist that residents are Christians when they enter, or that they become Christians during their stay.7. The Daily TimetableResidents can expect a highly structured and demanding daily routine within the Therapeutic Community. The typical day includes a 6:30 or 7:00 AM wake-up call, morning and evening house meetings, job functions, therapeutic groups, life skill seminars, vocational training sessions, some personal time, recreation, and individual counselling when necessary.Weekend schedules are somewhat less demanding, although Saturday mornings may be taken with group meetings. A Christian run Therapeutic Community may have a commitment to attend a church service on Sundays. This is not just a spiritual consideration, it allows members of the Therapeutic Community an opportunity to increase their support network and generally meet positive people outside of their usual peer groups.Structure and routine are integral to the daily running of the Therapeutic Community8. Moving OnThe most important part of any recovery programme is probably preparing the resident for ‘re-entry’ into the community. This term sounds a bit like a space craft returning to the earth’s atmosphere. In some ways, this is a sound metaphor. If this is not done correctly the resident can burn up and disintegrate rapidly. Some Therapeutic Communities insist that no resident leaves the program without a full-time job including a place to live and a support network. Family reconciliation is often incorporated into re-entry. Maintaining a drug free lifestyle often means learning more coping skills so it is recognized that moving on is a transitional process. One of the supports most commonly identified as essential to resident success once they leave the Therapeutic Community is transitional housing (a half way house) and affordable longer term housing. This is a major obstacle in the UK (and many other countries) due to lack of good basic accommodation. Many Therapeutic Communities find creative ways of organizing this.

Is Out-Of-State Real Estate Investing Right for You?

Have you made up your mind to start investing in real estate, but you’re torn in deciding where to invest? Are you thinking about making a local investment, but wondering if an out-of-state investment might be better? This is one of the first of many choices you’ll have to make when you decide to invest in real estate: the simple question of where you should invest your hard-earned dollars. While there are definite benefits to investing in your area, there are also some potentially profit-limiting downsides. That’s not to say investing in outside areas doesn’t have its own pros and cons. Let’s take a look at both and see why out-of-state real estate investing might be a profitable option you have not yet explored.Investing LocallyThis is the most obvious choice for many real estate investors, but is it really right for you?If you choose to buy a property local to you, you’ll rest easier about your investment since you know the market. First, you know your competition. You might know the names of professionals you can trust and you’ll have an intimate understanding of what the cost of living is for that area and how to make things more affordable.Second, if you like to be hands-on, it will be much easier for you since you’re right there. If you want to see the property, it’s just a short drive away. If you want to talk to the property manager face-to-face, you just put it on your calendar for the end of the day.Drawbacks to Local InvestmentsOn the other hand, investing solely local can narrow your options. Not every market has the inventory of good investment opportunities that you can avail yourself of if you invest out-of-state. The local inventory of available properties may or may not be big enough or well-suited for investment opportunities. You also run into the problem of whether your local market is the one you want. The recession made a huge impact on housing markets throughout the country and some areas have recovered at different paces than others. You might find yourself out-priced in your current market, but even if you aren’t, you might not be able to see a favorable future where you’re at.Investing Out-of-StateIf you decide to invest out-of-state, you can greatly increase your options. You can literally choose any location, any market and invest in properties there. Whether you want to invest in Florida vacation homes and coastal villas or homes in the suburbs of Detroit, the sky’s the limit. You can make your investment fit your price point and interests.By investing out-of-state, you can put your money to work in markets with high ROI. You pick and choose which markets you’re interested in, and which ones are rising stars in the real estate investment scene, ignoring your own market’s changes.Investing out-of-state also allows you to scale based on your needs. For many would-be investors, their local market is priced too extravagantly to make real estate investment prudent. The cost of living in a different state, just a few borders east or west, might be considerably lower. That means you can snatch up excellent properties at a much lower cost than you might in your own market.Even better, you can snag those investment deals on excellent properties that would go for three to four times as much, if not more, in your own local market. Your purchasing power becomes much stronger in other markets, because everything’s relative.Challenges of Out-of-State InvestmentsThere are still some challenges to these remote investments. First of all, you have to learn who you can trust and maintain the peace of mind that comes from having easy local access to your investment. You also have to be able to trust that the property you’re investing in is what it’s advertised as.The property is also more difficult to visit if you like to be hands on. You might have to fly out to visit the property, which some people enjoy but others are seriously bothered by. If you are the type of investor who prefers the more passive turn-key approach, this is an excellent opportunity. Finally, the market won’t be what you’re used to. Nothing will be quite the same as being there and immersing yourself in the market, but you can learn and study. You just have to rely on someone else to have knowledge of the nuances of the market.Doing Out-of-State RightThere is a solution to all of the challenges of real estate investing outside your state. When you find a reputable, proven company to handle your turn-key real estate transaction, you have someone you can count on to know the market you’re investing in. Here are the main reasons you should find a partner to work with you on your out-of-state investments.

They can keep a more educated eye on the market, since they know all of the nuances of that area.

They’ll serve as your presence near your investment, keeping everything on track, so you don’t have to make numerous trips to the property.

If the turn-key real estate investment firm is reputable, they want you to succeed. This means they’ll do anything they can to make sure you do succeed.
The question becomes, whom can you trust? You want to make sure you engage in a partnership with a firm who is reputable, knowledgeable and engaged in your market. Referrals from other investors are key, so be on the lookout for like-minded people who have been there and done that. You should also investigate what the turn-key operation offers you, and what their fee or cut of your profit is. Ideally, you’ll want a partner who can help you throughout your investment lifecycle, from acquiring the property to managing it.Getting StartedWe’ve gone over the benefits and drawbacks of out-of-state investing, so now the decision is yours to make. Do you still want to invest locally or have you realized that the time is ripe to diversify your portfolio and invest in out-of-state properties? The benefits of out-of-state real estate investment are huge and the drawbacks can easily be mitigated by partnering with someone in the area in which you’re investing.

Understanding the Impacts of Gout

Gout is among those historical problems because there are numerous mentions of it in historical literature, at least since ancient times. The traditional typecast of it is that it is related to the upper classes that binge in alcohol and certain foods. This image was pictured in early art work illustrating people who had gout. Gout has stopped being viewed as a problem of over consumption, because of the current research demonstrating an important genetic component to it.

Gout is a distressing inflammation related disorder which mostly impacts the joints, most commonly the great toe joint with the feet. It is because of uric acid crystals getting placed in joints in the event the bloodstream uric acid quantities are increased. The uric acid comes from the breakdown of purines which come from the consuming of foods like venison, salmon, tuna, haddock, sardines, anchovies, mussels, herring along with alcohol consumption. It is possible to understand how that old misconception was produced according to the overindulgence of the higher classes in those types of food and alcoholic beverages. The actual problem is not really the quantity of those foods which can be consumed, but the actual genetics of the biochemical pathway which usually breaks the purines in these food items down into the uric acid and how your body deals with it.

While diet is still important in the treating of gout and lowering the quantity of food which have the purines with them continues to be considered essential, however it is becoming apparent recently that this is just not sufficient by itself and just about all those who have gout probably will need pharmaceutical management. It goes without saying that drugs are likely to be needed for relief of pain throughout an acute flare up. The acute phase of gout is extremely painful. Over the long term there are two forms of drugs which you can use for gout. One kind of medicine block chemicals in the pathway which splits the purines into uric acid, which simply implies there will be much less uric acid in the blood stream that could find its way in to the joints to trigger an acute episode of gout or lead to the long-term gout. The other main kind of drug is one that can help the renal system remove much more uric acid. This would also reduce the urates in the bloodstream. Generally, only one of those drugs is all that’s needed, however occasionally both are needed to be utilized at the same time. Since these prescription medication is ordinarily pretty successful, that will not indicate that the life-style and eating habits changes may be pushed aside. Local measures, including wearing good fitting shoes if the big toe joint gets too painful is important. Also ice packs during an acute flare up will also help with the relief of pain.

How To Approach Removing Asbestos Removal in Sydney

Planning to renovate your home built decades ago? Well, you got to be careful! There is a good chance it may have asbestos. This is a popular building material used throughout Australia before it was completely banned in 2003.

Asbestos is not generally considered hazardous. In fact, homeowners are only allowed to remove up to ten square meters of non-friable asbestos. More than that, people are advised to seek professional help, especially handling friable ones. Because of the health risks involved, DIY removal is considered illegal.

This is particularly prohibited in Sydney. Hence, the expertise of your trusted asbestos removalists is required to handle the dangerous job.

Why Removing Asbestos Can Be Dangerous?

There are many DIY ideas. Some are equally fun. Whilst, others can be hazardous, like removing asbestos by yourself.

Here are some reasons why removing asbestos without proper knowledge can be dangerous:

Exposure to diseases

Small quantities of asbestos are present in the air most of the time and are being breathed in by everyone without ill effects. But, exposure to high levels of asbestos for a long time is pretty serious. It can cause asbestosis, lung cancer, and mesothelioma.

Accidents and Injuries

Asbestos is used in cement sheeting, drainage and pipes, guttering, and even roofing. But, asbestos roofing can become fragile over time. Hence, you might risk breaking it apart, releasing harmful fibres into the air. Also, a single sheet of asbestos can weigh 30-50 kilograms. Such weight can cause injuries.

Wrong removal and ill-fitting equipment

You may not know the proper ways to remove asbestos, exposing you to very harmful fibres. And the recommended removal equipment is quite expensive. You don’t have to deal with it on your own.

How Much Does It Cost To Remove Asbestos?

Asbestos removal can be pretty costly. It is determined by the type and size of the area, as well as the amount of debris to be removed. The safety risks of asbestos also increase the cost, especially when friable asbestos is involved. But health is wealth. It is always worth the price.

Most junk removalists in Sydney are priced from $99.99 per cubic metre, however, given the highly dangerous nature of asbestos, prices may be higher. It’s important to receive a few quotes before proceeding with an asbestos removal service.

How To Find The Right Asbestos Removal Provider?

There are a few key things you can do right now to ensure that your search for a provider is a successful one. They include:

Check Online Reviews

Does the asbestos removal service provider have an abundance of positive Google reviews? Check the history of their reviews to make sure that they are in-fact, legitimate. Businesses with legitimate reviews tend to have a stream of reviews that span across years of their lifetime; not just all within a few months.

Service Locality

Hiring a local asbestos removal business is always best. This ensures that you receive the best pricing as the business is local and nearby to your location. Typically, local businesses tend to take more pride in their workmanship as a positive reputation is key to their ongoing success.

Number of Years in Business

Given the highly dangerous nature of asbestos, it’s important to check how long the business has been in operation. A business who has over 10 years servicing the local community may provide cheaper pricing, given that they likely will have more refined practices.

Conclusion

Take your time while in search of a suitable asbestos removal provider. Due-dilligence is important and always shop around for the best quotes.
